to choose from
Option one:
These are properties we have not looked at and know very little about. They
are available for purchase at "rock bottom" prices and are all sold "as is."
We will provide you with a quit claim deed. With this option you will want
to purchase these properties in large quantities to ensure you are receiving value
for your investment. Some of these properties will be homes selling for tens
of thousands of dollars below market value, and others will be burned out vacant
lots. If you cannot buy in volume, we recommend you perform due diligence
on these properties to maximize your investment. You can pick and choose the properties
you want. Most of these properties sell for about $5,000 each.
Option two:
These are homes that have been inspected. We know there is a home on the property.
To secure your investment we will provide you with a general warranty deed.
We will also pay any and all back taxes and code violations. These homes sell
for $14,000 to $15,000 each.
These homes come complete with the following:
- General Warranty Deed
- A Title Insurance Policy
- No City Work Orders
- No Code Violations
- No Condemnation Orders
- Exterior Pictures
- Property description
Option three:
These are homes that currently have an occupant. You are purchasing the land contract
and you will receive monthly income from the payment on the note. These sell
for roughly $20,000 to $25,000 each, and there is usually a waiting list to purchase
these homes.
